Trump Palace Sunny Isles Buyer's Guide: 18101 Collins Floor Plans, Amenities, Resale

Trump Palace Sunny Isles Buyer's Guide

Trump Palace is the smaller and older of the two Trump-branded towers at the northern end of Sunny Isles Beach, sitting at 18101 Collins Avenue alongside its sibling Trump Royale. Together they share a 1,000-foot beachfront block — one of the largest beach allocations of any Trump-branded condo cluster in greater Miami.

Trump Palace was delivered in 2006 by Dezer Development with Sieger Suarez architecture — making it the oldest Trump residential building in Sunny Isles and the first of the cluster to come online.

This guide is for buyers comparing Palace against Royale next door and the Trump Towers cluster to the south.

Why Trump Palace Sits Different from the Other Trumps

Two structural advantages over the Trump Towers I/II/III cluster:

  1. Beach frontage per resident. The Royale + Palace cluster has 1,000 ft of beach across roughly 651 combined units = ~1.5 ft/unit. The Trump Towers cluster has 250 ft across 813 units = ~0.3 ft/unit. 5x more beach per resident.
  2. Larger amenity plant. Palace + Royale share a resort-style program: lagoon pool, two lap pools, two-story spa with treatment rooms, tennis center, bar & grill on the pool deck, full beach service.

One structural advantage over its sibling Trump Royale:

  • Smaller building. Palace's ~267 residences vs Royale's 384 means fewer neighbors per floor and a slightly more boutique experience for the same shared cluster amenities.

The Amenity Stack

Palace and Royale share their amenities (separate buildings, separate HOAs, but one resident community):

  • 5,000 sq ft duplex spa with his-and-hers Jacuzzi, sauna, steam room, treatment rooms
  • Lagoon pool (resort-style with curved design and waterfalls), two lap pools, Jacuzzis
  • Tennis center
  • State-of-the-art fitness center with treadmills, stationary bikes, Nautilus equipment
  • Pool deck bar & grill
  • 1,000 ft of pristine Atlantic beachfront with food, beverage, and towel service
  • 24-hour valet, gatehouse entry, in-room massage, babysitting, full concierge

This program is one of the most established and complete on Sunny Isles' Collins Avenue.

Pricing Reality (2026)

Trump Palace recent inventory typically runs:

  • 2-bedroom residences broadly $650K–$1.4M
  • 3-bedroom residences broadly $1.2M–$2.4M
  • 4-bedroom and direct-ocean upper-line product $2.4M–$3M+

Per-square-foot on direct-ocean east-facing lines runs $650–$1,150/sf depending on floor — slightly lower than Royale's range and meaningfully lower than the Trump Towers I/II/III cluster on equivalent floors.

The lower per-foot pricing partly reflects:

  • Building age — 2006 delivery, the oldest of the Trump cluster
  • Reserve / HOA history — Palace has the longest assessment-cycle history of the Trump set; verify recent special assessments
  • Slightly older common-area finishes at delivery

Palace's lower per-foot pricing makes it interesting for buyers prioritizing value in the Trump cluster — but underwrite reserve study status and any pending assessments tied to Florida's structural-integrity inspection regime more carefully here than at the newer Trump set.

Which Lines Matter at Palace

The most valuable Palace inventory:

  • East-facing direct-ocean lines on upper floors (40+ stories)
  • Northeast / southeast corner units with ocean + bay/skyline views
  • High-floor west-facing lines (intracoastal sunset views) trade meaningfully lower than direct-ocean but offer some of the best sunset views in Sunny Isles

Lower-floor and pure city-facing inventory trades at the largest discounts and longer days-on-market.

Buyer Fit

Trump Palace is a fit for:

  • Buyers who want lower per-foot pricing within a Trump-branded address
  • Owners specifically prioritizing the smaller-building experience within the Royale/Palace cluster (267 vs 384 units)
  • Buyers comfortable with 2006-vintage reserves and willing to verify reserve study and assessment status
  • Multi-home and international buyers seeking resort-style amenities + 1,000 ft beach with Trump branding

It's probably not the best fit for:

  • Buyers who want the newest building — the rest of the Trump cluster is 2007–2009 vintage
  • Anyone targeting brand-new finishes or current pre-construction product
  • Buyers who want maximum building security and concierge density — Palace's slightly smaller building means slightly leaner staffing per square foot than larger oceanfront towers

How Palace Compares to Royale

The two are practically a single resident community:

  • Same architect, same developer, same shared amenity plant
  • Separate buildings and separate HOAs
  • Palace built 2006, Royale built 2008 — Palace is the older sibling
  • Palace has ~267 units, Royale has 384 — Palace is the smaller / more boutique tower
  • Per-foot pricing runs slightly lower at Palace for equivalent lines/floors, partly due to building age

For buyers who want the cluster but want fewer neighbors per floor, Palace is the answer. For buyers who want the newer building or larger floor plates, Royale is the answer.

The Risk Side

Palace's age increases the importance of standard Sunny Isles oceanfront due diligence:

  • Reserve study status — Palace is older than the rest of the Trump cluster; confirm current reserve adequacy and any pending special assessments
  • Post-Surfside structural-integrity milestone inspection — verify latest report
  • HOA trajectory — older buildings on Collins have generally seen larger HOA increases than newer towers
  • Insurance and master policy — material driver of monthly carry
  • Resale liquidity — direct-ocean lines clear reasonably; non-direct-ocean lines run longer days-on-market

Bottom Line

Trump Palace is the oldest and smallest of the Trump residential cluster in Sunny Isles, but with substantially more beach frontage per resident than the Trump Towers cluster — and lower per-foot pricing than Royale next door. 55 stories, ~267 residences, 1,000 ft of shared Atlantic frontage with Trump Royale, pricing roughly $650K to $3M+.

For buyers prioritizing value within a Trump-branded address and willing to underwrite the older reserve cycle, Palace is the most accessible entry point into the Trump cluster.
